The main responsibilities of a Valuation Analyst is to provide independent and impartial expertise and advisory services in appraisal and valuation to clients. The key activities include but are not limited to: communicate with clients to develop terms of reference to ensure appraisal products meet statutory policy guidelines and meets or exceeds clients’ requirements; engage third party appraisers to prepare appraisals, market surveys and market analyses; review the reports carried out by third party appraisers to provide quality assurance services; and prepare internal analysis reports.

Education:
Graduation with a degree from a recognized post-secondary institution with acceptable *specialization in economics, sociology or statistics.
*Specialization is defined as a minimum of 4 courses in these fields

Occupational Certification:
Current Accreditation in good standing as a professional appraiser by either the Appraisal Institute of Canada (AACI designation) or the Order of Chartered Appraisers of Québec (ÉA designation).
Experience:
1. Recent* and significant** experience in estimating the market value of commercial and investment real properties.
2. Recent* and significant** experience in estimating the market rent of commercial real properties.
3. Experience in working with Microsoft Excel spreadsheets.
*Recent is defined as over the last 5 years.
**Significant is defined as the depth and breadth of the experience normally associated with the full time performance of duties.

Experience:
1. Experience as a fee appraiser.
2. Experience in estimating the market value of land including large comprehensive development sites, rural acreage parcels or special purpose sites such as water lots and conservation lands.
3. Experience in estimating the market rent of land.
4. Experience in testifying as an expert witness in the appraisal/assessment field.
5. Experience in negotiation.
6. Experience in the real estate assessment field.
7. Experience using Argus Discounted Cash Flow software
8. Experience with real property mass appraisal techniques
